Just starting out as a landlord can be rather eye opening.  Owning rental property is one way of achieving the dream of homeownership.  But, in buying rental property your rental property is not only your home, but also your business.  As a business owner, you must adhere to the laws, rules, and regulations that govern rental housing, and have a clear understanding of appropriate rental rules and practices.

By taking our Landlord Education class, you will learn technical, financial and practical aspects involved in owning a rental property, as well as the responsibilities that cone with being a landlord.

The purpose is to help you, as a first-time landlord, take a realistic look at and understand the risks and responsibilities involved in the business of being a landlord, and to share some proven ways of handling them successfully.

How can we help? Here are some possibilities.

Modification: The bank may agree to change the terms of your loan by lowering your payments, changing the loan to a fixed rate, making the loan term longer, or adding the money you owe to your principal balance.

Partial Claim: For those with FHA-insured loans, HUD may agree to pay what you owe and put a lien (or legal claim) on your property. The lien is payable when the loan matures, when the property is re-financed, or when it’s sold.

Pre-foreclosure Sale: The bank may let your home be sold even if the selling price is less than the balance owed on the mortgage.

Pre-Closing 3hr Class @ Neighborhood Housing Services of Waterbury

We offer a three-hour pre-closing education course free-of-charge to CHFA loan applicants.  The three-hour pre-closing class provides an overview on a range of financial and practical topics that a homebuyer should understand before completing the homeownership process.

Applicants must have a loan reservation number from their CHFA-approved participating lender to register for the class.
